Documents required at the time of purchasing property

At the time of purchasing a property, the purchaser must be very  cautious regarding the title of the property and he must verify all the relevant papers.

Minimum Papers required when purchasing a NEW FLAT.
1. Deed of the landlord,if the promoter is not the owner;
2. Agreement between the landlord and the promoter, if the promoter is not the landlord;
3. Whether any power-of-attornery has been executed by the landlord, if so the copy of the same;
4. Sanctioned plan for the proposed building;
5. If the proposed is outside city jurisdiction, the record-of-rights of the land;
6. Receipts of tax payments;

Minimum Papers required when purchasing an OLD FLAT.
1. Mother deed of the seller;
2. Ownership deed of the seller;
3. Copy of the building plan;
4. Payment of tax receipts;
5. Payment of flat maintenance to the Flat Owners' Association;
6. If the seller purchased the flat with bank loan, NOC from the concerned bank;

Minimum Papers required when purchasing a Plot of Land:
1. Mother deed of the seller;
2. If the seller got the ownership by way of inheritance, legal heir certificate from local authority and deed in the name of predecessor;
3. Record-of-rights in the name of predecessor and L.R. record-of-rights;
4. Khajna receipts;
5. Municipal tax receipts;
6. Site map (if available);

After physical verification and on being satisfied after going through these papers,  the purchaser should proceed to search the title of the property at different forums.
All these verifications and others should be done under the guidance of a lawyer specially experienced in these matters.
